Judgment
Decision, by a court, that a party must repay a debt and a lien may be placed against property owned by that party.
Judgment Creditor
The party to whom the court awarded a financial judgment against a debtor.
Judgment Debtor
The party against whom the court has placed a financial judgment.
Judgment Lien
Court order in which the judgment creditor is granted a lien against the property of the judgment debtor for the nonpayment of the amount due.
Judicial Foreclosure
Property of a defaulted borrower is sold under court order and the amount received is ratified by the Court.

Jumbo Loan
Loans exceeding the limits set by Fannie Mae and Freddie Mac. The current limit for a single-family home is $252,700 except in Hawaii, Alaska and the Virgin Islands where it is $360,000.

Jumper
A short wire to close a break in or cut out part of a circuit or to make a temporary electrical connection.
Junction Box
Box, which may be metallic or non-metallic, that has openings in the sides and back and is used to protect and support electrical wire connections or conductor splices.
Junior Beam
A secondary, smaller structural piece which is used to brace or transfer a load between two other structural pieces.
Junior Lien
A lien that is subordinate to a senior lien and cannot be satisfied until the senior lien is paid.
Junior Mortgage
Loan that is subordinate to the primary loan and cannot be satisfied until the primary loan is paid.
Jurat
Certificate of an officer stating that a sworn statement is genuine stating when, where and before whom the statement was sworn. A jurat commonly appears at the bottom of an affidavit.
Jurisdiction
Geographic or topical area of authority and responsibility for a specific government entity.
Just Compensation
The fair market value of a property, paid to the owner, when that property is acquired in an eminent domain action.
Jute
Strong, glossy, coarse fiber, made from two East Indian plants, which is used for making burlap, mats, ropes, sacks, carpet backing, etc.
